Q: Why do I need you?
A: The truth is .... you don't, but I've got lease option buyers ready to do deals NOW. So, you can let your property sit around for another month or two and miss out on that cashflow or partner with me today and get it going. But, if you feel comfortable doing everything yourself and want to use up your valuable time and money in the process, that's okay too. I just know that I have buyers begging me for properties, so what I am offering is a win/win/win situation.
Q: What are the benefits of working with you?
A: Due to large number of lease option buyers we have on-hand at any given time, we're constantly keeping in touch with them about new properties we come across....that free advertising and marketing for you. With us having an interest in your property and in doing this marketing for you, so that you can move on to the next deal much sooner. Also, our fast process eliminates expensive holding costs and your having to deal with the “tenant mentality”. Most important, we get you more money up front and little to no land lording headaches.
Q: What if the lease option buyer tears up my property?
A: My buyers are not renters; they are future homeowners (“homeowners in training”, really). Our future homeowners pay us an upfront, non-refundable assignment fee, which is the incentive for them to stay in the property. They pay on time and agree to the terms provided for them. It’s better to have a lease option buyer in the property rather than a renter who plans to move out in 12 months or less and get their deposit back and leave you with a big mess to clean up.
Q: What if the family you place in the house doesn’t refinance?
A: My Buyers are carefully pre-screened to ensure that they indeed want to own, not just rent. However, there are always circumstances in someone’s life that might prevent that from happening. I cannot 100% guarantee that they will follow through with the refinancing process, but the majority do. In the meantime, they will take better care of the property than anybody else you will find.
Q: How much does it cost for me to have access to your lease option buyers?
A: There is absolutely no cost to you for my buyers. I get paid an assignment fee from my buyers.
Q: Who handles the maintenance on the property?
A: My buyers agree to handle all minor maintenance at their own expense, so you won’t have to show up at 2am to plunge a toilet, change a light bulb, etc. Since you still own the house and hold the insurance policy, it will cover any major issues if they arise. Basically, don’t expect any late night phone calls!
Q: What if I find somebody before you do?
A: That’s okay; You’re free to continue to market the property any way you see fit. We’re only going to make money if we deliver what we promise…..and, again, at no cost to you.
Q: When I say yes, what happens next?
A: I will need you to fill out the attached “Letter Of Intent” and “Seller’s Property Checklist” in full. This will help me when looking through my buyers list to find a match. After we receive your completed and signed forms via fax or email, I will immediately let my buyers know that there is a new property available. I will then get the purchase setup as quickly as possible.
